Selling your property and achieving its maximum sales price is always the primary goal for Mosman home sellers. But to achieve a record home sale price, you must first understand the needs and what’s of current home buyers.

What is the present day Mosman home buyer must-have?

Today, we share our insider knowledge on the three most important factors that will add value and in turn, add profit to your Mosman property, when it comes time to sell.

1. Give your place a facelift – first impressions count

Unless your home is brand new, or recently renovated, giving it a facelift before selling is a critical part of getting the home sale price you want for your property. The presentation of your home is especially important if the property is looking a little tired or dated, or has been used as a rental property.

Even if you’re on a tight budget, there are several areas you can improve at low cost. As the saying goes “There’s nothing that a bit of elbow grease can’t accomplish” and top that with a small financial investment in pressure cleaning and paint and you’re off to a great start.

Internally, refreshing the walls is a great place to start – repair any wear and tear and re-paint ceilings, skirting boards and walls, in neutral tones.

Updating flooring can be critical too, particularly in the main living spaces that get a lot of foot traffic and show signs of wear and tear. Whether you opt for budget carpet or low-cost vinyl parquet planking, many options look good. They don’t require as much investment as you might first think.

Externally it would help if you looked to relay lawns – dead, patchy grass does not make a great first impression: pressure wash doors, cladding and fencing (re-paint if required). New plants can also make a fantastic difference and conveying the message that the property is well maintained.

2. The Mosman home add-ons buyers seek

If you want to add more appeal to your property, then there are a few features that really stand out for buyers on the lower north shore.

Kitchens with butlers pantries are trendy, as is any extra additional room for dishwashers, fridges and wine storage. Our previous article on renovating a kitchen has other tips too.

Modern bathrooms are almost always a must-have and are an area that will increase the asking price on a house. We have some unique ways to improve a bathroom too.

Two or more garages are also sought-after, including plenty of storage to keep it tidy. Who would’ve thought space to put things would be high on the list of priorities – but for growing families, it certainly is an essential requirement.

Properties with granny flats are also very appealing to buyers, due to the growth of multi-generational living, or the added bonus of extra income.

Home offices have a place on the list of desirables features, primarily if they can act as a dual-purpose room, meaning buyers can feel like they are getting more spaces for their money – and of course, there is plenty of value in that!

3. Engage an experienced real estate team

The third vital element for increasing the sale price of your Mosman home comes down to finding the very best real estate agent, or better still team, to sell your property.

It’s imperative to have a well thought out sales strategy, so bring in an experienced real estate agent as early as possible – even before you embark on your home improvements, as they can advise where to concentrate your efforts.

Sales agent commission is often a contentious issue when it comes to choosing a real estate agent. Still, it’s important to understand that paying less commission could very well be counter-intuitive to achieving your goal, i.e. getting the sale of your house across the line, with a favourable price.

What you may “save” in fees, you could potentially miss out on from less profit, so engage the services of a highly-skilled agent, as soon as you are thinking about selling – even if that is several months away. That way you have plenty of time and professional help to implement the best possible plan for your property.
